The usual objections, stated the same way we state them to counsel.
Do you issue a Certificate of Occupancy?
No. A CoO is issued by a governmental building official where one exists. We issue a private Independent Certificate of Completion and Code-Compliance Opinion (ICCCO) and a closeout dossier — when that is the right path.
Why would a lender accept that?
Many construction-loan forms already say certificate of occupancy or a final sign-off. Acceptance is always a lender-counsel decision. We design the form and process for that conversation; we do not guarantee acceptance.
Don’t we already have special inspection and commissioning?
Yes — and you should keep them. IBC Chapter 17 special inspection is in addition to building-official inspections. Those layers do not produce the occupancy closeout instrument.
Are you the AHJ?
No. ICC and Texas credentials do not appoint us as a building official or fire-code official.
What about plumbing inspector licensing?
Statutory TSBPE plumbing inspections require affiliation with a political subdivision. Without that, our plumbing work is observation and document review — clearly labeled.
Can you replace our on-site inspection crew?
We are not selling a resident multi-inspector trailer. We sell docs-first closeout with targeted observations. If you need full-time QA staffing, that is a different product (and usually a different firm).
Will you talk to our lender’s counsel?
Yes — that is often the most important early call.
