What we sell

Independent Certificate of Completion and Code-Compliance Opinion (ICCCO)

A private professional opinion stating occupancy classification content against the code editions in your construction documents — with an express legend that it is not a Certificate of Occupancy or governmental authorization.

Issued only when scoped in the SOW, certificate-blocker items are closed or listed as limitations, and insurance/reliance terms allow.

Lender Closeout Dossier

A structured binder/PDF portfolio that compiles the evidence lenders and counsel actually ask for: design register, Chapter 17 finals, fire protection certificates and tests, electrical/plumbing/mechanical records, commissioning closeout, TAS/RAS status, energy path, residual agencies, and Verity inspection reports.

Jurisdiction memo

Week-one determination: city / ETJ / unincorporated; Local Government Code Chapter 233 fire-code eligibility and adoption; path decision — Private ICCCO, county fire-code support, city CoO support, or stop.

On-site and remote observation

Periodic site visits, remote video inspection where appropriate, and designated in-person hold points (including grounding/bonding sample, firestop/rated assemblies, egress, fire finals as arranged, and final walk). Dated inspection reports become project records.

Optional add-ons

  • Named Reliance Letter to a lender or other party (only if professional liability coverage permits; separate fee)
  • Texas Health & Safety Code §388.004(2) energy-code inspection path (when scoped)
  • Support to a county or city inspection program when separately contracted (B2G) — distinct from a private ICCCO
